Listing a rental while the tenant is still living there sounds simple until it isn’t. John and Mike walk through why occupied listings get messy fast, and what agents actually have to manage that never shows up in the photos.
Then they take on 14 misconceptions the public still has about real estate agents. Do agents just open doors? Keep the whole commission? Get paid even when a deal dies? Only care about selling the most expensive house? John and Mike are going to knock these down one by one(Maybe).
A January Dallas Fed piece on home prices “firming” is the kind of light reading that sounds dry until you realize what it is really saying about wealth, spending, and why housing data always seems to arrive too late. They will translate it into what it actually means on the ground.
And then there is the Florida puzzle. A woman inherits a house in a 55-and-over community, she is well under 55, and the HOA is not just trying to push her out. The twist is who gets asked to help pay for the fight. John and Mike want to know where the line should be.
