The Sad Houses series debuts with a closer look at a St. Louis listing that was positioned under the Freddie Mac First Look Initiative even though it needs significant work, carries access restrictions, and comes with some unusually pointed disclosures. John and Mike will pull up the realist report, Street View, and showing history to figure out what is actually going on.
Finally, what happens when something gets stolen out of a house between the time it goes under contract and the home inspection? We'll walk through the standard contract language on condition at delivery and risk of loss, and how agents could navigate that kind of mid-deal surprise.
