Wildly inconsistent service standards on things like occupancy inspections, and a follow-up on last week's slow flip conversation. You can sell a home without an occupancy permit, you just can't move in until you get one, which raises the question of why the city didn't simply pursue eviction by deed instead.
Why do agents sometimes get docked stars for doing the job well? John shares a story of closing a tough sale for a client who still left four stars over the fees, and dives into a bigger issue: how review-based platforms and map rankings can unfairly favor an agent with zero reviews in one zip code over an agent with thirty reviews one zip code away.
Do national housing stats even matter to your local decision? Pending home sales fell 5.4 percent in June according to NAR, but every market, buyer, and seller situation is different. We talk about why media gravitates toward doom-and-gloom headlines, whether outlets have an agenda, and why hiring a local professional who can translate the data matters more than any national number.
